Condo Heat Pump Hoses: Preventing Leaks Before They Happen

Updated: Sep 28

During a recent condominium heat pump project in the GTA, GTS Services identified widespread deterioration of the flexible water hoses serving the building’s heat pump units. Approximately 200 deteriorated hoses were replaced as part of a proactive program designed to reduce the risk of leaks and potential water damage.

The hose pictured above shows the type of deterioration that can develop as these components age. Cracking, abrasion and deterioration of the outer hose material can be warning signs that the connection should be investigated and considered for replacement.

Why Heat Pump Hoses Matter

Condominium water-source heat pumps are typically connected to the building’s water loop using flexible supply and return hoses. These hoses and their connections are under pressure and play an important role in the operation of each heat pump.

As hoses age, their condition can deteriorate. Depending on the installation and operating conditions, deterioration may include cracking, abrasion, hardening, corrosion at connections or visible damage to the exterior of the hose.

A deteriorated hose should not be ignored. A failure can result in water leakage inside the suite and potentially damage surrounding finishes or neighbouring units.

Warning Signs Property Managers Should Watch For

During heat pump maintenance and inspections, technicians should look for:

  • Cracking or deterioration of the hose exterior

  • Abrasion or damaged outer covering

  • Corrosion around fittings and connections

  • Evidence of previous leakage

  • Moisture around the heat pump or hose connections

  • Aging hoses showing significant visible deterioration

Not every aging hose will fail, but identifying deterioration provides an opportunity to address the condition before a leak occurs.

A Proactive Building-Wide Approach

In buildings where heat pumps and hoses were installed at approximately the same time, deterioration may not be isolated to one suite.

If inspections reveal similar deterioration across multiple units, a building-wide hose inspection or replacement program can provide condominium management with a more systematic approach than waiting for individual hoses to fail.

GTS Services can coordinate these programs with property management, including suite scheduling, resident communication, hose replacement, connection inspection and post-installation leak testing.

Recent GTA Project: Approximately 200 Hoses Replaced

The deterioration shown in the photograph above was identified during a recent GTS Services condominium project in the GTA.

After assessing the condition of the hoses, approximately 200 heat pump hoses were replaced.

This is a good example of why aging heat pump components should be inspected as part of a condominium's preventative HVAC maintenance program.
